PLAN THE COMPLETE PICTURE
From a homesite to a home you can maintain.
The asking price is one part of owning a coastal home. A useful budget also explains what is being built, which costs sit outside the proposal and what it takes to maintain the property after handover. Compare options with the same scope and assumptions before choosing.

Separate land, construction and setup.
Begin with three totals: the land purchase, the agreed construction scope and the cost of getting the home ready to use. A lot-only price does not describe a finished house. A house design or illustration does not establish every specification or included item.
For each option, ask for a dated proposal naming the lot, home design, floor area, included works and exclusions. Confirm whether the stated area includes terraces or other outdoor spaces so that comparisons are meaningful. Keep purchase and construction commitments clear even when presented together.

Make the construction scope specific.
A detailed specification should help you understand what the finished home will contain. Discuss materials and finishes, kitchen and bathroom fittings, doors and windows, electrical and plumbing work, cooling, outdoor spaces and any pool. Identify allowances that may change when you select products.
Ask about site preparation, drainage, retaining work, utility connections, professional services and approvals. The requirements depend on the selected site and design. Establish who is responsible for each item and how changes will be priced and approved before work proceeds.
- Included: work and materials explicitly covered by the written proposal.
- Excluded: work, purchases or fees to budget separately.
- Allowance: a stated amount that may change with your selection.
- Variation: a later change documented with its cost and schedule effect.
Agree on milestones, not just a finish date.
Request a payment schedule linked to clearly described stages. Ask how progress is reported, who inspects the work and how outstanding items are recorded at handover. Clarify the process for design changes and delays, including how revised dates are communicated.
Before receiving the home, review testing, operating instructions, keys, warranties where applicable and the contact for defects or maintenance requests. Furnishings, appliances, linens, garden setup and internet installation should each have an explicit place in the budget.

Build the annual ownership budget.
Ask for the current charges and obligations applying to the exact property. Community or HOA terms can vary by property or phase; do not assume that a fee quoted for another home applies to yours. Request the written basis, included services and payment schedule.
Budget separately for utilities, cleaning, garden and pool care, insurance where available, professional advice and repairs. Coastal exposure makes a regular inspection and maintenance routine useful. Set aside a reserve for replacement of appliances, equipment and finishes rather than treating every expense as unexpected.
Evaluate rental management separately.
If you want to offer the home for guest stays, review eligibility and the separate rental-program agreement. Ask how gross revenue, booking charges, operating expenses, owner payments and reporting are calculated. Confirm owner-use rules, maintenance responsibilities and how bookings are handled when repairs are needed.
Use realistic scenarios for occupied and unoccupied periods; a projected rental figure is not guaranteed income. Decide whether the property also fits your own use and ownership budget. Our team can explain available homesites and house options and provide the relevant proposal for a closer review.

BEFORE YOU GO
A few useful answers.
Is there one construction price per square foot for every lot?
A meaningful price depends on the site, design, specification and included work. Request a written scope before comparing headline figures.
Are HOA or community charges the same for every property?
Confirm the current written terms for the exact property and phase. A figure for another unit should not be treated as your agreement.
Is rental income guaranteed?
No. Evaluate any rental-management arrangement under its own agreement and budget for expenses and periods without bookings.
